Aerial view of a growing Indian suburb with towers lit at dusk

Our story · Since 1998

We build slowly, so families can stay.

Why “Ashlar”

Ashlar is the oldest discipline in building: stone dressed so precisely that the joints barely need mortar. We took the name in 1998 as a promise to ourselves.

Rohan Varma started Ashlar in Chandigarh with a single 96-home building and a structural engineer he paid more than he paid himself. Sukhna Court was handed over two months early, and every family is still there or has sold to a family they knew.

Twenty-eight years later we build in six cities, but the rules are the same: design everything before we sell anything, publish what we measure, and price the home once. We launch fewer projects than we could. We would rather be the builder you recommend than the one you remember.

“A tower is finished on the day the structural drawings are. Everything after that is just patience.”
Rohan Varma, Founder

What we hold to

Four rules, unchanged since the first slab.

  1. Design before launch

Structure, services and façade are fully designed before a single home is sold. Changes after launch are the source of most delays; we remove them.

  2. One price, in writing

The price sheet is all-inclusive and it is the price you pay. Escalation clauses are not a part of our agreements.

  3. Built for the second owner

We specify for the forty-year life of a building, not the five-year warranty. Waterproofing and windows are where it shows.

  4. Open sites

Homebuyers can visit their tower any working day, with a site engineer, a helmet and no appointment.
